Reason for the answer to question #1.
When you see a house that you want to make an offer on you should?
Answer "a" (call the agent you see on the sign).
This may create a dual agent, which is fine if you trust that agent not to divulge
your personal information to the sellers.
Answer "b" (Call your friend who has bought a house
before).
Calling a friend may be a good start to find answer to general
questions but, for a professional approach to your investment this is
not the best option.
Answer "c" (Contact an accredited
buyer representative (buyer agent)).
This is the best answer. A buyer's agent is bound by ethical and
state laws that prohibit disclosure of buyer's personal information,
at no cost to the buyer.
Answer "d" (Call your lawyer)
A lawyer is fine if your are buying a home that is for sale by owner
and you are closing on it without professional representation.
Make sure to find one who has knowledge of current real estate
laws.

Answer "a" (A day or two before closing).
This is the best answer. When you do a final walkthrough before
closing, you may find a problem that you want resolved before
closing.
Answer "b" (Right after signing
a purchase agreement).
This is way to soon to do your final walkthrough. You may miss
may issues.
Answer "c" (Immediately after
closing and receiving the key.).
This could be a problem in that any problems found after this point
may require legal action to remedy.
Answer "d" (As soon as possible)
Once again, this is too soon.
